January at Lake Anna

Mid winter in central Virginia is always a guessing game-will it be cold enough to snow or will it just be another rain event? Lake Anna is even more temperate, sometimes with the temperatures a good 5 degrees warmer than the surrounding town weather stations.

Now don't get me wrong, we do have snow but it is a rare year when we are "snowed in". The snow is mostly welcomed and eagerly awaited. Even the most senior citizens at the lake become like kids hoping for a "snow day". The funny part for our transplanted Northerners is watching the stampede to the local grocery chain stores for "essentials", bread, milk and toilet paper. It's as though the masses are preparing for a 2 week siege! Usually the noonday sun melts whatever came to us in the night before.

This January has been colder than usual here. We had a low of 6 degrees at the farm one morning. The ice on the upper sections of the lake actually stretched from shore to shore that day but in 14 years here, I have never seen it thick enough to skate on-darn. They told me to leave my ice skates in NJ -I finally gave them to my kids up north last year. Figured I'd waited so long to use them down here that my figure 8 abilities went south long before the ice would.

We have been seeing an increase in the number of buyer inquires this month. I have shown waterfront lots and lake access homes in the past week and both of these to serious clients who will be living at Lake Anna before to long. It is truly a buyer's market with lots of selection. No one seems to be in any rush though. After this week and the double interest rate reductions, I think the waiting game will be about over as investors snap up the very best deals. We are having a seminar on "short sale" next week by a title attorney so we can be prepared for the rush of those bank sales sure to follow.

I am excited that I had the privilege to be the first and only agent given permission to show clients a new waterfront community, MILL RUN, which is on the private side of Lake Anna. The roads have not yet been cut in but the views and the big, old woods will make this a fabulous place to live. I have complete confidence in this developer too. I did take some photos which I will post under coming soon on this site in the next few weeks. Prices are very reasonable and amenities will be top notch. This is a "gotta see before you buy any waterf ront" kind of place."
